Here’s what went down in May 2025:
Median Home Price
The median home price in Fort Worth was $339,466, up 1.3% compared to May 2024. While this isn’t a huge spike, it shows that values are holding strong and slowly increasing—a healthy sign of market stability.
Price Distribution
Most homes sold in Fort Worth last month fell into the following ranges:
- $100K–$199K: 38.7% of sales
- Less than $100K: 25.6% of sales
- $200K–$299K: 15.8% of sales
- Higher-end properties ($400K+) made up a smaller share of the market.
This suggests the city is still offering affordable opportunities, especially for first-time buyers.
Inventory & Listings
We saw a 22.2% increase in active listings, with 3,243 homes on the market in May 2025. That’s great news for buyers—more options mean more negotiating power!
Closed Sales & Time on Market
While listings were up, closed sales dropped 10.4%, with 943 homes sold last month.
Homes spent an average of:
- 46 days on the market
- 32 additional days to close
So from listing to closing, you’re looking at around 78 days—about 4 days longer than this time last year.
Months of Inventory
We’re currently at 3.9 months of inventory, slightly higher than May 2024. This is edging closer to a balanced market (which is typically 5-6 months), where neither buyers nor sellers have a big advantage.

- Sellers: Pricing strategically is key. Homes are staying on the market longer, but demand is still there—especially in that under-$300K range.
